Our Home Owner care package are designed specifically for home owners.
They are intended to help you maintain safety and peace of mind by addressing any potential faults that may arise.

Rental Property Package
Rental Property Package:

Our Rental Property Package are designed specifically for owners/managers of long/short term letting dwellings.
They are intended to help you maintain safety and peace of mind by addressing any potential faults that may arise and manage the legal compliances associated with the property.

What’s Included:
Full annual visual inspection:
- We will visually inspect all of you installation.
- We will check the condition of your sockets, switches and accessories for damage and their functionality.
- We Will check every point is earthed.
- We will check for any broken ring circuits.
*Some accessories may required to be disassembled to conduct this inspection.
We visually inspect you installation annually to reduce the risks of electric shock and fires from damaged, misfunctioning accessories. We also identify deterioration aspects of the installation.
** Cabling in the fabric of the building, Underfloor, above the ceiling is not visually inspected.
10% of circuits fully tested annually
- We will carry out 1 visit a year to conduct 10% of full circuit testing.
- After 10 years your system will complete a full electrical inspection condition report
This testing is to confirm whether the electrical installation is in a safe and satisfactory condition for continued service.
RCD operation tested twice a year
- We will operate and simulate a fault on your additional protection devices in accordance to regulation 514.12.2
Power will be temporarily lost during this test.
Smoke/Fire/CO alarm testing (Standalone system only)
- We will test the functionality on your smoke alarm system.
- We will check the interconnection operation
- We will asses if your alarms are in date
3x Call Outs a year
- We offer upto 3 call outs per year should the unfortunate arise that leads to an emergency or urgent visitation.
What’s not included:
- And remedial work that arises from any of the testing or inspections. Labour plus material will be billed accordingly.
- Testing of managed fire alarm panels.

The following notes form part of the terms and conditions for our CarePackages
- Each package is based on a 12-month contract per property and cannot be cancelled at any point during the specified contract dates.
• The price indicated above is calculated on an annual basis.
• Our contracts will automatically renew after the initial 12-month period.
• If you wish to opt out of the automatic renewal, we must be informed no later than the eleventh month of the contract.
• Payment is required within 14 days from the date of the contract.
• Our services, as detailed above, will not commence until payment has been received.
• Our prices are fixed for the duration of the 12-month period only. We reserve the right to adjust our prices after the contract has concluded.
• The annual period is considered to start from the date the contract is signed.
• All scheduled visits will be arranged in advance. Dates and times will be confirmed and are based on standard working hours (Monday to Friday, 8:00 am to 5:00 pm). Any changes to pre-scheduled dates and times must be communicated at least three weeks prior to the appointment. Changes made within three weeks may incur additional charges at our discretion.
Annual Visual Inspection
We will conduct a thorough visual inspection of your equipment. Please note that partial dismantling may be necessary, and this service is included in the assessment.
In the event that we identify any installation defects or non-compliance issues that pose a danger or risk to life, we are legally required to address these faults immediately. We will promptly inform you of any such findings, and the rectification will be billed as a separate matter.
Annual 20% Testing and Inspection
BS7671: Reg 652.2
In the case of an installation that operates under an effective management system for preventative maintenance during normal use, periodic inspection and testing may be substituted with a suitable regime of continuous monitoring and maintenance of the installation and all its components. This should be carried out by one or more skilled individuals who are competent in such work. It is essential to maintain appropriate records.
We will select the most suitable circuits to test at the scheduled time and will provide the report to the landlord upon completion. Please note that all agreed limitations include underfloor boards and above ceilings where access is not permissible.
Any C1 observations identified during the inspection will be rectified immediately, and charges will be applied accordingly; this is an essential part of our duty of care as qualified professionals.
For C2, C3, and FI observations, we will provide an accurate quotation to address the issues identified.
If our services are cancelled, it is your responsibility to ensure that all testing and inspection procedures remain compliant with legal requirements. Wilson Electrics will not be held liable for the installation if the contract is terminated.
Testing and Inspection of Circuit Protective Device
As outlined in the British Standards (Reg 514.12.2), it is recommended that circuit protective devices undergo regular testing and inspection. During this process, we will need to operate the devices in question, which may lead to a temporary loss of power to the associated circuits.
To ensure a smooth operation, we advise that all necessary preparations are made in advance to accommodate the temporary power interruption during our scheduled visits.
Smoke/Fire/CO alarm testing (Standalone system only)
This service pertains to testing on non-managed systems exclusively. During the procedure, the test button will be pressed to verify connectivity with other alarms, in compliance with Scottish legislation.
Additionally, we will record the expiry dates and replace the backup battery as necessary to ensure optimal performance and safety of the alarm systems.
Annual Emergency Lighting Test and Inspection
A comprehensive rated duration test requires that each luminaire undergoes a power failure simulation to verify that the battery lasts for the legally mandated minimum duration of three hours. Emergency lighting systems should be inspected and tested at regular intervals in accordance with BS EN 50172.
Note 1: While testing can be carried out manually, if the designated responsible person is unable to ensure this, it is advisable to implement an automatic test system to perform the necessary tests at the required intervals.
Note 2: A periodic inspection and test certificate is mandated by BS EN 50172:2004, section 6.2. Annex M provides an example of an appropriate inspection and test certificate applicable to all new installations, significant alterations, and existing premises. Functional operation should be verified at least once a month (see 13.1).
Testing for the full rated duration must be conducted on each luminaire at least once a year. During these tests, one of the following precautions should be observed:
a) Conduct the test when the building is unoccupied or during periods of minimal risk; or
b) Test only alternate luminaires at any given time to ensure that at least one luminaire remains charged next to the unit under test.
A visual inspection of each luminaire should also be performed annually.
Note 3: These precautions are necessary because the full rated duration tests involve discharging the batteries, rendering the emergency lighting system non-functional until the batteries have recharged.
Note 4: The minimum duration periods for the system are outlined in section 6.7.3.
In the event of any system component failure, a qualified individual should be engaged to rectify the fault. Alternative safety measures should be implemented until repairs are completed and the system has been successfully retested. The responsible person for the premises should determine the appropriate actions to ensure occupant safety during this period.
Note 5: Possible actions may include:
Alerting occupants to remain vigilant until the system is restored;
Establishing additional safety patrols;
Providing torches as a temporary solution;
In high-risk situations, restricting access to all or part of the building.
All test results and any corrective actions should be documented in the logbook.
If safety patrols are likely to be necessary to assist with evacuation in case of equipment failure, appropriate rechargeable portable hand lamps should be supplied, such as those complying with BS EN 60598-2-22:2014, Annex E.
Note 6: It is anticipated that guidance on conducting routine tests will have been provided to the user as part of the handover procedure detailed in section 10.7.
Note 7: Routine inspections and tests are specified in BS EN 50172:2004, section 7.2. An automatic test system for battery-powered systems is specified in BS EN 62034.
PAT Testing
Our service includes testing for up to 10 items per property. Should the number of items exceed 10, an additional charge of £3 will apply for each item tested beyond the initial limit.
Call Outs
Our service package includes three call outs per year.
Each call out features up to one hour of fault finding and repair at no additional cost. Please note that any materials required during this time will be charged separately.
If additional time is needed beyond the included hour, it will be billed at our standard hourly rate, along with any materials used.
